Fsi available for redevelopment of 68yrs old building
please let me know what fsi is available for redeveloping 68yrs old g+2 building admeasuring 564 sqmt land.
how much total area can be redeveloped on the said building.
total no of tenants are 26 and 7 shop=33.
what is the procedure for the same and how they use the FSI if some tenenant room is 200 Sqft. and some has 150sqft.

I guess this is not the right forum for the query. You may approach your local Municipality Zonal Office for the information you rquire. You may file an application under RTI if they do not readily supply the information. Good Luck.Sponsorer

our building is 68 yrs old, and we have unauthorised structure in our premises residential and 3 commercial. so what is the procedure to evacuate this premises as the shop is showing some 61-62 proof. And what proof will be shown by the residential person for that shed. please give me the information

Dear Sachin,
Please file an application under RTI Act, 2005 with YOUR WARD, Building Proposal department, of Municipality .
Mumbai city is divided into 24 wards, please find out the ward applicable to your area.

In the form write under title 3 c) Description of the information required:
1) Please provide me with the certified copies of all the permissions and sanctions granted for the XXXX Co-op. Hsg. Sty.
2) As per sec. 2(j)(i) of the RTI Act, 2005, kindly allow me inspection of all the files related to XXXX Co-op. Hsg Sty.
3) etc. etc.
Kindly browse through various links on the home page of this forum, it has tons of information on RTI Act.
Note: If you have an agreement copy of your flat, then you will find a number which goes like CHE/XXXX/BP(XX)/XX. It would be easier to locate the file and get the required information if you can quote this number in your RTI application. Nevertheless you should be able to get the information on the basis of the address of your society.

Hi all,
See, the point is if you are sure that the structures which you mention are unauthorised, you ahve reasons to believe it. quote those reason while filing your application with the Municipality. An authorised construction or structure has supporting documents available with both the occupiers of such structure and the Municipality ward attached to it. Also, mere proof of HTax paid receipts does not regularise or sanctify an unauthorisedly built structure.
If the concerned Municipality does not respond to your letter, then file RTI. It is not necessary to File RTI at the drop of a hat. Many a times such information is readily provided. But in Difficult cases, the ACT comes handy. But you must be prepared for the worst. When a PO is not supplying you with the informatin you want, be assured, the PO is not waiting for you to file an RTI application. It is because the PO is not willing to share the information and the PO will leave no stone unturned to evade from providing the information. You must prepare yourself for a long battle ahead to corner the PIO to furnish you the information. My Best wishes are with you.
