Society maintainance charges
Hi,
My scociety has only one wing with 16 flats and is about 42 years old. When I purchased the flat three years ago, the maintainance charges were Rs. 900 being the old building. The society increased the amount to Rs.1500 the same month for all stating the need to collect money for repairs etc. We all agreed and started paying.
5 months back the society increased the amount again by Rs. 824 per month stating the need to hire the good security men for the building, again all agreed and started paying. Then, the 2nd andd 3rd floor flat owners wanted to get lift in the building and collected money from all (though the 1st floor flat owners paid lesser amount and ground floor nil). The society again wants to increase the charges mentioning that with lift in the building, there would be high electricity charges and lift man's salary so we would need to increase the price.
I want to understand if there is any policy related to increasing the maintainance charges or the society can increase it as and when they want. Is there a %age increase or cap of n number of years that the hike can happen?
Somebody please answer my queries.
