    NG Suncity Forest land

Is NG Suncity in Thakur Village Kandivali (E) on Forest land? The builder is saying they have OC from the authorities. Also, there are many families staying there in Phase I, II and III. Banks like SBI, IDBI etc are also financing the project. Still it is roumoured to be on forest land.

Please help if someone knows the status.

    Re: NG Suncity Forest land

I have myself purchased a flat in NG Suncity-III
Had asked builder about the forest land issue.

He said that High Court had ruled in his favour in Dec-2007.

Also IDBI is ready to finance homeloans.
Had been any issue, banks wouldnt have approved homeloans for this project.

Also, Registrar wouldnt have registered and accepted stamp duty for the flats there..

SO I think all is clear there.

    Re: NG Suncity Forest land

OC can be "bought" from MCGM. It is open secret.

Banks sanctioning the loan is not really a 100% way of confirming that building is legal. Remember, some builing that were developed on nalla in Miraroad were demolished some 2 months back; Few were crying that they had taken loan from banks.

Who said Registrar won't accept the stamp duty. Here is the biggest problem in India. Building proposal dept and Property registrar dept are not interlinked. That's why it is very easy for builder to convince about legality.

Remember when the building is illegal no one would buy the flat, so the buiulder get the fake signature of officers of officers sign on document that the yare authorized.

Home is kinda once in lifetime investment. Tread caution.

Abhishek, can you ask your builder the file number of the ruling favoring builder. Court document can be asked in RTI too.

ask forest department only through RTI whether that particular land is forest land or residential plot. This answer may come in handy in future date.

    Re: NG Suncity Forest land

    Dear friends,

Thanks for taking interest in this matter.

I have obtained a copy of 'No Objection Certificate (NOC)' granted to the builder by the forest deptt.

Also a copy of the 'Occupation Certificate (OC)' granted to the builder by MCGM.

However, couldnt obtain copy of the HC stay on BMC stop-work notice issued to the builder. But read articles in ToI regarding this which confirm the HC's order in favour of the builder.

Attached the copies with this post.

Please go through these and let me know if you still find any objectionable matter.

    Re: NG Suncity Forest land

    Dear Sir,

Thanks for posting very crucial information on NG Sun City.
But I am bit confused the above NOC and Oc are for NG Suncity Phase I, II or III?

I am looking forward to buy home in NG Suncity phase III. Are above documents valid for NG Suncity Phase III in Thakur Village?
Is Sun City Phase III comes under forest area or it has got NOC? is it safe to buy?

    Re: NG Suncity Forest land

The above information is pertaining to NG Suncity-III.

As per the documents I have shared, NG Suncity-III is clear of forest land controversy.
So it is pretty safe to buy. I have myself bought one flat there.

Let me know for any other information.
