land registration - kerala

could anyone pls let me know if during land registration ( in kerala), should the buyer be present before the registrar? we r at present in chenni and have decided to buy a plot in kerala in both mine and my husband's name. one of our friends said that we can sent our thumb impression(in a white paper) and photo to the registrar office for this purpose. is that possible ? or are there any risks associated with it?

Why not contact on phone sub registrar of the city where your property is situated. You can get phone number from All India directory on Bharat Sanchar Nigam Ltd.- India's No. 1 Telecommunications Company. You can also ask him if power of attorney will be acceptable of the buyers, in which case you can depute your relative in Kerala to sign on your behalf with power of attorney.

Each state has different procedures for registration of sale-deeds.
