I bought the land using a real estate guy in july 2011. later on i came to know that that it is B-Khatha site under BBMP limits and i can get approval for construction only when i pay akarma sakarma and its not yet established. All people including Bank officials were involved in dumping in ditch. now i cant apply for loan since it construction plan cant be approved. Please let us join together , all affected people and get it done from Government. my life long investment is getting wasted this way. Dear rakesh vishwanath,
it is pitiable that you did no do the due diligence enquiry before buying the revenue site. However, all over bangalore construction is going on by greasing the palms of bbmp engineers. May be the delaying of akrama-sakrama has come in handy for bbmp enginers to make hay while the sun shines. As pointed by others, it is the duty of citizens to urge the Governor to approve the scheme in the interest of bangalore citizens and not take into account the benefit it might give to the present government. It is also awful to think that the same Government accepts the registration of such sites at Guidance values that of bangalore urban rates. For example, the guidance value for revenue sites in vidyaranyapura is Rs.1100/- per sq.ft. At this rate, the stamp duty will be Rs.88,704/- and registration fee will be Rs.12000/-. Why should the government agree to register such sites at urban rates. The Government should agree to give 'A' Khata by deferring the collection of betterment charges for future (until settlement of akrama-sakrama riddle) and help the citizens to raise loans from any bank and also give the legitimacy to their plots.

Thanks Mr. Narayan. But it seems that none of us are taking action in this thread. Please suggest ways in which all of us, atleast people in this thread can come forward and put some efforts and send request to govt. Please suggest few ways in which atleast thread members can meet and discuss further action. Because if we leave it for some good time to come, it wont happen at all.

All governments are basically stupid and uncaring. It is with the basic nature of man. They have to claim that they want power to serve people but we are stupid to believe them.The Government proposal is with the Governor. It seems that he has stated that till the cases are pending in court he will not sign. As long as the present Governor is in office, we can not hope to see the scheme out. Still, one idea is to approach as a group, the 'caring' corporators, MLA's and MP's if any, in Bangalore.
Another idea is to form a group of such property owners and announce that we will vote only those candidates/parties who 'promise?' to implement the scheme quickly. If you take the whole of bangalore we are a huge VOTE BANK. Most important thing is that The Government can issue 'A' Khata pending the collection of betterment charges because that is the bone of contention. Issuance of 'A' Khata gives us the recognition that we are on BBMP recognized sites. I think The Government don't need to beg this Governor for this. As and when they decide about the quantum of betterment charges, the people pay it. If 'A' Khata is issued to bona fide properties,the BBMP can get revenue by way of plan Sanction amount. Importantly People can raise loan from all banks and avoid obtaining loans from some financial institutions by spending huge extra amounts to middlemen who arrange loans by creating some fake papers like fake 'A' Khata. When the Government allowed registration of revenue sites at huge Guidance value rates which amounts to collecting huge amounts by way of stamp duty and registration fees, and BBMP has swallowed earlier villages and is collecting taxes by indicating the land as sites which are any way practically sites only and no Government can dare pull down all the houses in such sites constructed before and even after the accession to BBMP, what prevents them from issuing of 'A' Khata PENDING the collection of betterment charges.? We have to act. Sadananda Gowda has no time for us. By the by, can anyone enlighten what cases are pending in court in this regard.
