how do i file for information regarding mortgage rules by nationalised banks in Tamil Nadu. does one need to register the immovable property and pledge it to the bank if one has used the said property as a collateral.     |

Welcome to this portal. It depends on terms of the bank sanction depending on risk assessment of the loan applicant by bank. Mortgage is governed by Transfer of Property Act and registration is optional. Now govt is making amendments to make mortgage registration compulsory to avoid multiple finance on same property. Banks have their own rules for registering the mortgage memorandum and on type of mortgage. Your query does not perain to RTI to which this portal is exclusively dedicated.
