Discrepancy in fairvalue of land in thrissur
Dear All, I happened to buy a land in thrissur 500m from aswini hospital. Registration is set for April 2012. But when I checked for the fairvalue of this land, it shows 9,88,000 per Are (2.471cents) and its a wet land. Other land with pvt road access is from 12,50,000 to 1,23,50,000. If the same if you check in Ernakulam district, it is much much lesser than that of thrissur. Everyone of us know, Ernakulam is costlier than Thrissur. How this could happen and people in thrissur have to pay a high registration fee and stamp charges (9%+2%). Any advise from anyone in this regard? You can get basis and detailed calculation made by govt for arriving at fair value of land you intend to purchase. Please file RTI application seeking certified copies of basis, calculation, principles followed, govt policy for calculation of fair value of land etc. Please refer:
