BBMP Betterment Charges and Khata Transfer
I live in an apartment with 18 flats. The apartment is built in a 80x40 site. We wanted to get the A Khata and were told to pay 1,33,840 towards the Betterment charges to BBMP. Wanted to know if this amount is correct. Further, we were told to cough up similar amount towards the Khata transfer.
Any help will be highly appreciated.

BBMP is not accepting betterment charges now. I just checked today and I was advised to wait for newspaper announcement on betterment charges. Is this true?

You can file an RTI application to the Assistant Revenue Officer of your ward asking for procedure to be followed and documents to be submitted for getting a Khata. This will include copy of the sanctioned plan, occupancy certificate etc. You can also ask for betterment charges to be paid and basis of calculating the same and khata transfer fees to be paid.
The first step will be to bifurcate the original khata into sub khatas. For example if your original khata number is 100 then it has to be subdivided into 100/1...... upto 100/8. There after each individual owner will have to submit a khata transfer application attaching the copy of registered sale deed, copy of latest property tax paid etc.
The bifurcation application is best done by the builder. If he does not do it you can do it with all flat owners. The danger is:
Builder has built more flats than sanctioned.
Builder has violated the sanctioned plan and cannot get Occupancy Certificate.
